What Watchlist is

Watchlist by Juma is an AI agent that monitors a property market for you. Say what matters in plain language and it finds the sites, rechecks them on a schedule, and reports what matched and why it rejected the rest.

Every listing arrives already judged

The agent reads the sources on your schedule. Every listing lands scored against your criteria, with its reasons shown, the days left to act, and Shortlist or Reject one click away.

The Watchlist app: a watch named Court Auction Building Plots running daily at 08:00, its listings arriving already judged, each with the criteria it met, an auction deadline, and Shortlist and Reject actions.
Case study

From 1,332 listings to five worth pursuing.

A real estate investment company reads thousands of listings to find one deal. The deals are announced weeks ahead, in notices nobody manages to read, and the window to act is easy to miss on two hours of attention a week.

The watch's funnel, one dot per listing
1,332 listings read163 surfaced for a person5 worth pursuing12 days from first interview to live

One sentence became a standing watch, tuned so that twenty extra alerts beat one missed deal: anything uncertain is held for a person, and the company's verdicts feed back into how it judges. The change is reach, not speed. The same two hours a week now sit on top of every source, instead of inside a few of them.

What people watch

A watch starts as one sentence.

You say what to keep an eye on, the way you would say it to a person. These are typical.

  • Acquisition opportunities

Plots, repossessions and enforcement sales in the areas we already operate in.

  • What the competition is asking

Every two-bedroom flat listed to let within 5 km of our buildings, with the asking rent.

  • Your own listings

Our own units, across every portal they are listed on, and whether the price is current.

Questions we get asked.

What is Watchlist by Juma?
Watchlist by Juma is an AI agent that monitors property listings. You describe what you are looking for in plain language. It works out which sites carry that kind of property, rechecks them on the schedule you set, and reports what matched along with the reason it rejected everything else.
How does Watchlist know which sites to watch?
It finds them itself. From your description it works out which sites carry that kind of property, including public registries, and adds them to the watch. You see the list and can change it before the watch runs.
What happens to a listing that does not match?
It is kept, with the reason. A hard filter only excludes a listing that explicitly breaks it, such as a price above your ceiling. Anything ambiguous goes to the judge instead. You can open the rejected listings at any time and see which criterion each one failed.
How often does a watch check for new listings?
As often as you want. A watch runs on the schedule you set, from hourly to weekly, and you can also run it on demand.
Where do the alerts arrive?
Email, Slack or Telegram. You choose per watch and can use more than one. Colleagues you share a watch with get the same alerts.
Can I change what a watch is looking for later?
Yes. Requirements, filters, sources and schedule can all be changed after a watch is created. Criteria are versioned, and each run is judged against the version that was live when it started, so results stay comparable across a change.
Is Watchlist secure, and what does the agent read?
Watchlist runs on the same platform as the rest of Juma, under the same certifications: SOC 2 Type II, ISO 27001, HIPAA and GDPR. Every watch and its findings belong to your workspace, and the agent only reads sources that are already public.
